Why we did not
over-renovate

This home still had older major systems, including an aging roof, older HVAC, and a 100 amp panel. With those bigger items still in the picture, a full renovation would have been the wrong move.

The goal was not to overspend chasing a premium the house was unlikely to get credit for. The goal was to reposition it from needs work to clean, move-in ready, and showing well through focused, high-impact prep.

Throughout the home: we painted every surface — interior and exterior. Walls, doors, trim, ceilings, and the full exterior were done. Switches and outlets were replaced, select ceiling fixtures were updated, bulbs were matched for consistent light, and window screens were removed to maximize clarity and natural light.
